Keep Cool and Save on Electricity This Summer!

Summer is just around the corner and that means it’s going to get really hot again here in southern California.

It’s time to turn on the air conditioner and watch the electric bill rise along with the temperature.

There is an easy way to reduce the amount of heat getting into your home and keep cooler in the summer without having to overwork the A/C unit and your pocketbook.

A new product allows you to create an extra layer of insulation for your home by simply applying a coat of interior or exterior paint.

Insulation is anything that prevents the passage of heat through the walls of your home.

Almost every home is built with insulation inside the walls – a foam product, fiberglass pads, shredded paper or even recycled denim.

No matter what kind of material is used, it all contains air pockets which trap air and act as a thermal barrier, preventing heat from leaving your home in winter or entering it in summer.

The new paint product consists of microscopic hollow ceramic spheres. When it is added to paint, the spheres act as tiny air pockets effectively creating a heat barrier.

Painting either the interior or exterior walls will provide an extra layer of insulation for your home, but it is the exterior coat which most dramatically blocks the intense heat of the summer sun.

Studies have shown that over 20% less heat is getting through the walls of a house treated with paint containing these microscopic hollow ceramic spheres.

In winter, this insulating paint helps to trap the warm air inside your house which reduces your heating bill.

You can buy this new product as a pre-mixed paint or as an additive for any paint you want to use. It is available from Hy-Tech Thermal Solutions.

Mother’s Day at the Rocha House

There are three mothers in the Rocha Family – Mama Cori, Maria and Corinna – so Mother’s Day is a Big Event at the Rocha house.

Teenage daughters, Cynthia and Sophia, created a fantastic breakfast for everyone. They made waffles smothered in fresh, cut-up strawberries, banana slices and maple syrup with bacon and scrambled eggs on the side.

Gilbert went out and brought back a huge bouquet of white roses for Maria.

He also stopped off at Starbuck’s to pick up Maria’s favorite barista drink, caffe latte with extra foam. Yum!

Little Gilbert, Jr. gave Maria a beautiful card and a key chain which he had made for her at school. Maria was very happy and proud to see what Gilbert had made for her.

After a relaxed breakfast, the family played board games for a few hours.

Then everyone kicked back and watched a movie, Morning Glory, a romantic comedy starring Rachel McAdams, Harrison Ford and Diane Keaton. Many thumbs up on this one!

The perfect ending to a perfect day was a home-prepared dinner of lobster and ceviche, a dish made with fish, shrimp, tomatoes, green peppers, lime juice and other ingredients mixed together and served in hard taco shells.

All the moms felt completely loved and spoiled and appreciated and everyone had a wonderful time.

Business Success – Sharing My Knowledge

Years ago I came to this country with nothing but a dream of someday owning and running my own successful business.

For years I worked hard and I learned everything I could about the construction industry by working hands-on at each construction trade until I had mastered it—electrical, drywall, framing, plumbing, masonry, roofing, installing doors and windows, tile, etc.

I spent long hours studying and took the examination for my general contractor’s license with the California State Licensing Board – and passed it with flying colors.

It was then I realized that in spite of all my knowledge and experience and training in the construction industry, I had no idea how to run a business.

I went to work for an established general contractor, and eventually I became a partner and senior executive in the company.

As such, I acquired the skills and technology required to run a business successfully.

Two years ago I started my own construction business, Rocha Construction.

The first years of any new business are never easy even in good times, but with my business management knowledge.

I have brought my little ship safely through some rough pretty seas.

Now I would like to share my knowledge with others who are interested in creating a successful business or in salvaging an existing one.

I want to help others so that they don’t have to struggle to survive.

When you know and understand this simple business management technology, you can steer your ship through both good times and bad.

You no longer have to feel like you are on a raft just drifting down the latest economic stream.

I will be giving seminars and I will also be working with business owners one-on-one.

If you are interested, send me an email at gilbertorocha@ca.rr.com or give me a call at 310-484-4256.

What Our Customers Are Saying About Us!

Gilbert Rocha and his team at Rocha Construction absolutely rescued my condo association in its time of need.

We were blindsided with a huge, emergency balcony reconstruction and based on his extremely detailed estimate and immense professionalism we chose Rocha Construction.

Not only did they recognize our situation and start work immediately, but Gilbert did everything in his power to keep costs down.

He absolutely went above and beyond to make sure we could meet our budget.

Moreover, the work was done beautifully with never a thought on cutting corners or sacrificing on quality.

Gilbert Rocha himself was always available to answer questions and address concerns.

Hands down the best communication of anyone our homeowner’s association has ever worked with.

I could not recommend Rocha Construction more highly! – SC, Redondo Beach, March 2011

Look deep into nature, and then you will understand everything better. ~Albert Einstein

Page 3

A Message from Maria

Hello, everyone! My name is Maria Rocha, Gilbert’s wife and busy mother of his four children.

Now that the kids are becoming older and increasingly independent, I have more time to devote to helping in the family business. I am working as Gilbert’s assistant, picking up the slack wherever he needs help.

Running your own business is not a 9 to 5 job. Gilbert has put in many 60-80 weeks in order to keep going in these difficult economic times. As the business continues to grow, I’m sure I will be working many long hours as well.

In spite of all the time put into the business, Gilbert and I always make time for family. It is so important to keep a good balance in your life and not neglect “old-fashioned” family values.

One way we ensure spending quality family time is game night. We turn off the TV and all other electronic devices and gather around the dining room table to play board games.

Sometimes game night can get pretty wild when the competitive drive takes over, but I feel that we become much closer as a family during these friendly battles over the game board.

Also, we are discovering that the selection of board games has definitely increased since we were kids. There are many new games that demand and develop good communication skills, creativity, teamwork and quick-thinking.

Gilbert and I strongly suggest that you try game night at your house.

It’s a great way to get to know your family!

Page 4

Green Helpers to Clean the Air in Your Home

In the past we’ve talked about how you can improve the indoor air quality of your home by choosing the right materials when you remodel.

That’s all very well and good if you replacing your carpet, laying down a new hardwood floor or repainting your walls.

What can you do NOW if you’re not ready to make these major and costly home improvements?

For a small investment, you can start cleaning the air in your home today and make your living environment more aesthetic into the bargain.

Houseplants help to get of rid indoor air of pollutants and toxins, contribute to balanced internal humidity and counteract offgassing (the release of chemicals in a gas form from certain materials in the home.)

There are 10 plants that have been found to be the most effective in cleaning indoor air and balancing internal humidity.

These are: Areca palm, Reed palm, Dwarf date palm, Boston fern, Janet Craig dracaena, English Ivy, Australian sword fern, Peace Lily, Rubber plant and Weeping fig

Use 2 or 3 house plants for every 20 to 25 square yards of floor space.

Most houseplants do not have to be positioned in direct sun and most actually do better in indirect light. However, you should avoid placing them in a draft as this reduces their ability to purify the air.

With a little care, these green helpers will start to work for you immediately to improve the quality of your indoor air and to beautify your home environment.

He was available 24-7, how unusual, on the job site on a regular basis or on an as-needed basis, even more unusual, and performed the required repairs within budget and in the specified timeline, unheard of.

As a real estate developer, I appreciated his availability and knowledge and the fact that his sub contractors provided their cell phone numbers and also voluntarily called me each morning.

Mr. Rocha is on the top of my general contractor list.

I hired Gilbert Rocha to do some work in my rental home in California. The projects were many and varied.

As I couldn’t be there for the final walk-through, I had a friend of mine inspect the work. I was told that the work done was excellent and there were a few extra perks performed..

Not only was the work completed in a timely manner, done beautifully, but also at a fair price.

When Gilbert said he would be there, he was there. And, very pleasant to boot!

Seems like no matter how you shift the furniture around or what kind of decorating changes you make, it doesn’t hide the fact that this is the same old house with the same old basic structural layout.

On the other hand, you don’t want to move. You’re happy with the location of your present home. You don’t want to move away from the friends you made in your neighborhood or pull the kids out of their school.

The obvious solution is a home remodeling project but where do you start? You can’t even begin to work with a general contractor until you’ve got an idea of what you want to do.

Maybe you’d like to “open up” your home to create bigger spaces but you’re not sure what structural changes can be legally and safely made.

You know there are a multitude of new materials and fixtures available these days but how do you find the ones you’ll like—or more importantly, the ones that you can afford.

How would you like to sit down with a real professional interior designer who can take your sketchy ideas and guide you through the creation process, using his knowledge and experience to help you make your dream home become a reality?

Let our in-house interior designer show you how you can change the lighting, the windows, the doorways, the kitchen and bathroom cabinets, counters & fixtures, and even the location of the walls.

You can have that change that you’ve been wanting. You can have a new home – without having to move!

This term can be confusing as it implies decay occurring without the presence of moisture. “Dry” refers to the “dry” wood used in construction as opposed to “wet” wood - the wood in living or newly-felled trees.

Dry rot is the decay of building timbers used in the construction of wooden structures. Most of the homes in this area are constructed using wood. Even though these homes have brick or stucco or stone exterior walls, the basic structure – the frame – is made of wood. The trim on most houses is also made of wood.

Dry rot is caused by a fungus which changes the composition of the wood, making it brittle. Over time, the decay can cause instability and eventually the collapse of the house.

Again, the term “dry rot” can be misleading in that the fungus requires an elevated moisture content of 28-30% in order to start growing on the wood. Both continued dryness and continued saturation with water will inhibit dry rot.

The first step in handling dry rot is to correct the condition that led to the initial growth of the fungus. Eliminate the cause of dampness in the area and increase ventilation to the site.

Letting the affected wood dry out will kill dry rot since it is a fungus and requires water in order to live and grow.

Depending on the extent of the damage, you would then want to repair or replace the wood that was weakened by this fungus growth.

Signs of Dry Rot

Inside:

Water spots on walls, ceilings or carpets; discoloration of vinyl floors, carpets or shelf under sink; warping of flooring (usually in kitchen or bathroom); wrinkling, sagging or crumbling of sheetrock on walls or ceilings.

Outside:

Warping or swelling of siding; bubbling or lifting of paint; ends of fascia boards are soft or crumbling; any wood with areas of softness where a screwdriver can be pushed in easily.

To protect against this risk, on April 22, 2008, the EPA issued a rule requiring the use of lead-safe practices and other actions aimed at preventing lead poisoning.

Under the rule, beginning in April 2010, contractors performing renovation, repair and painting projects that disturb lead-based paint in homes, child care facilities, and schools built before 1978 must be certified and must follow specific work practices to prevent lead contamination.

A lead-safe certified contractor is trained to analyze the surface of a house built prior to 1978 and determine if there is lead in the paint used on that house. He is trained in the correct and safe procedures for removing lead-based paint or any other materials that contain lead. He knows how to seal off the area where work will be performed so that dust containing lead will not spread to other parts of the house or get into the air being breathed by people or pets. He is qualified to train his workers in these procedures.

Gilbert Rocha attended a lead-safe certification class recently and Rocha Construction is now a lead-safe certified company.

If you have any questions or concerns about lead in your home, give him a call at 310-484-4256.

Here are some helpful painting hints for those of you who like to do your own home remodeling:

Add a few drops of citronella to a gallon of paint to discourage flying insects. This will keep bugs from getting in your fresh paint job and won’t affect the paint.

When painting stairs, work from top to bottom and only paint EVERY OTHER stair. Let these stairs dry completely. Then paint the other stairs. This way you can continue to use the stairs without having to wait for the whole paint job to dry.

If you are painting a room and have to stop in the middle of the job, make sure you complete the wall you are working on rather than stop half-way across it. This will prevent the formation of a “seam” where the edge of the first section dried.

If the odor of fresh paint bothers you or someone else living in the house, stir a tablespoon of vanilla extract into each pint of paint. This will not effect the paint.

To avoid drips down the side of the paint can, cut on old paint can lid in half, put it on your new paint can and wipe your brush against the edge of that instead of the rim of the can.

Another way to stop paint drips down the side of the can is to use a nail to punch holes in the bottom of the groove around the edge of the can. This will not prevent a tight seal when the lid is replaced on the can.

Put your ladder against the unpainted portion of the wall. If you have to lean it against the freshly paint surface, put rags or old socks over the ends.

Good luck on your painting job and if you need any advice or help, give us a call!

Earth Day is April 22nd.

Encouraging and helping native wildlife is also very much a part of what Earth Day is all about.

There are many ways that you can create a friendly and safe environment for the creatures sharing this planet with us and you can do it right in your own backyard.

A homeowner in San Marcos, California installed an “owl box” on top of a 15 foot pole on his property. This spring a pair of mated barn owls, Molly and McGee, took up residence in the owl box, made a nest and Molly laid a fine clutch of eggs.

Molly and McGee’s home has two video cameras installed on it so that there is a continuous live stream view of life inside the owl box.

On March 21st the eggs started to hatch and thousands of people all over the world have been watching Molly and McGee care for their new family.

The owlets will remain with their parents for another 70 days so there is still plenty of time for you to watch this truly amazing combination of nature and technology – inside a simply constructed wooden box atop a pole.

The live video stream – http://www.ustream.tv/theowlbox

The blog site - http://mollysbox.wordpress.com/

If you would like to have your own owl box, Rocha Construction can build one for you. Having barn owls living on your property is a natural way to control rats, mice, gophers and other rodents—without the use of traps or poison. Give us a call!

Drywall Patches

You’ve got a hole in your wall that you want to patch and paint. This is not a huge gaping hole that will require the resources of a building contractor. This is just a small hole – something that you know you can easily repair yourself with the right materials and a little advice from the pros. The following procedure will give you a quick patch that you will be able complete and paint the same day.

There are two different “mud” products that you can use:

“Fix-all” – this product gets very hard, very fast but which is very difficult to sand. If you don’t care about sanding your patch or you feel you can apply the mud rapidly and smoothly, this is the product to use.

“Smooth-set” – this product comes in different drying times – 5 minutes, 20 minutes, 40 minutes or 90 minutes. It is easy to sand or you can even just wipe it with a wet sponge to smooth out the rough surfaces. Make sure this mud is dry before you paint it.

For very small holes – up to 1 ½” – you can just apply the mud directly to the hole.

For holes larger than 1 ½”, put self-stick fiberglass tape over the hole first. Then apply the mud to the fiberglass tape. Use either “Fix-all” or “Smooth-set” depending on which one fits your needs.

Questions? Give Gilbert a call. He would love to help anyone who needs advice about a do-it-yourself project.

Everyone knows that a ceiling fan will help reduce the high cost of air-conditioning in the summer but did you know that it will also cut down your heating bill in the winter?

While we here in Southern California don’t have the high energy bills of the colder parts of the country, we do still need to turn on the heat on these colder evenings and early mornings.

A ceiling fan which runs both clockwise and counter-clockwise can help you keep your house warmer.

In summer, the fan runs counter-clockwise causing the air to move around and helping to cool your body.

In winter, however, the ceiling fan must turn clockwise. In a heated room, the hot air rises and gathers at the ceiling leaving the colder air lower in the room. The clockwise turning of the fan draws the cold air up and pushes the warm air outward and down the walls of the room where you need it.

This can save you up to 10% on your heating bill.
